Radon Testing

What Is Radon?

Radon is a naturally occurring radioactive gas formed from the breakdown of uranium in soil and rock. It’s invisible, odorless, and tasteless—and when it builds up inside a home, it poses serious health risks. In fact, radon is the second leading cause of lung cancer after smoking.

Is Radon a Concern in Maryland?

Yes. Radon levels vary by location, but it’s found throughout Maryland. The only way to know your home's radon level is to test.

How Does Radon Enter a Home?

Radon seeps in through cracks in foundations, gaps around pipes, sump pits, and other openings. It’s especially common in basements and lower levels.

Should You Test for Radon?

Absolutely. Whether you’re buying, selling, or living in your home, testing is the only way to assess your risk.

Understanding Your Radon Test Results:

  •  Below 2 pCi/L – No action needed; retest if home conditions change.
  •  2 to <4 pCi/L – No immediate action, but consider retesting every 5 years or after renovations.
  •  4 pCi/L or more – Confirm with another test and consult a certified radon mitigation contractor if elevated.

What If Levels Are High?

A professional radon mitigation system can reduce levels to a safe range. Awareness and timely testing are key to protecting your health.

Buying or Selling a Home?

Maryland Department of the Environment (MDE) and Maryland Department of Health (MDH) recommend radon testing during any real estate transaction. It's a smart move for both buyers and sellers.
