Mold & Air Quality

What Is a Mold Inspection?

Mold inspections are essential for maintaining a safe, healthy indoor environment. Mold thrives in damp, humid conditions and often hides behind walls, ceilings, or floors. A professional mold inspection identifies hidden growth, moisture problems, and areas at risk—before they become serious issues.

Using advanced tools like moisture meters, thermal imaging, and air sampling devices, we assess your home thoroughly to detect mold and moisture-related concerns.

Why Should You Get a Mold Inspection?

  • Protect Your Home – Mold can damage drywall, wood, insulation, and other materials, leading to costly repairs if left untreated.
  • Prevent Health Issues – Mold spores can affect indoor air quality and trigger allergies or respiratory problems.
  • Catch Hidden Problems Early – Inspections often reveal hidden leaks, moisture buildup, or ventilation issues.
  • Boost Property Value – A mold-free home is more attractive to buyers. A clear inspection report builds buyer confidence.

What’s Included in a Complete Mold Inspection?

We follow the IAC2 Mold Inspection Standards of Practice, ensuring a thorough and professional evaluation. Your inspection includes:

Visual Assessment

  • Inspection of accessible areas: interior, exterior, attic, basement, crawlspaces, etc.
  • Identification of visible mold, musty odors, and signs of moisture intrusion

Moisture & Environmental Readings

  • Use of moisture meters and thermal imaging to detect hidden moisture
  • Measurement of indoor humidity and temperature levels

Mold Sampling (If Needed)

  • Air and surface sampling using IAC2-approved methods
  • Lab analysis of all collected samples

Detailed Reporting

  • Summary of findings: visible mold, moisture issues, and risk conditions
  • Lab results and interpretations
  • Recommendations for next steps (Note: we do not perform remediation)

Certified & Standards-Based

Our mold inspections follow the IAC2 (International Association of Certified Indoor Air Consultants) standards, requiring knowledge in:

  • Building science and environmental health
  • Mold behavior and indoor air quality
  • Inspection best practices and local regulations
  •

We do not offer remediation services, allowing us to provide unbiased assessments and honest recommendations.

When Should You Schedule a Mold Inspection?

  • After water damage or flooding
  • Before purchasing or selling a home
  •  If you smell a musty odor or notice unexplained health symptoms
  • In older homes with poor ventilation or past moisture issues
