LEAD PAINT - RISK REDUCTION INSPECTIONS

Are you a Maryland Landlord or Property Owner?

If you are, your property could require a lead inspection. Maryland State Law requires that ALL Pre-1978 rental properties in Maryland to be lead inspected and risk assessed .  

Landlord and Property Owners Need

  • Have a valid lead paint certificate.
  • The property must be registered with the Maryland Department of the Environment (MDE).
  • Obtain the properties Tracking Number.
  • Provide tenants with the Maryland Notice of Tenants Rights. Tenants must sign to confirm receipt.
  • Provide tenants with the EPA Brochure. Tenants must sign to confirm receipt.
  • Tenant must sign they have received the Maryland's Notice of Tenants Rights and the EPA Brochure every two years.

Inspection Categories

Full Risk Reduction - Required at property unit turnover.


Modified Risk Reduction - Required when:

  • A child under the age of 6 years old or pregnant women is diagnosed with a blood lead level greater or equal to 5 mcg/ft^2.
  • A Notice of Defect of an Affected Property is issued if chipping, peeling, or flaking paint exists on the interior and/or exterior of the property.

Acceptable Lead Dust Levels

  • Floors                       <10 mcg/ft^2
  • Window Sills          < 100 mcg/ft^2
  • Window Wells       <100 mcg/ft^2
