LEAD PAINT - VISUAL INSPECTIONS

Are you a Maryland Landlord or Property Owner?

If you are, your property could require a lead inspection. Maryland State Law requires that ALL Pre-1978 rental properties in Maryland to be lead dust inspected at each change of occupancy.

Landlord and Property Owners Need

  • Have a valid lead paint certificate.
  • The property must be registered with the Maryland Department of the Environment (MDE)
  • Provide tenants with the Maryland Notice of Tenants Rights. Tenants must sign to confirm receipt.
  • Provide tenants with the EPA Brochure. Tenants must sign to confirm receipt.
  • Tenant must sign they have received the Marylands Notice of Tenants Rights and the EPA Brochure every two years.

Inspection Categories

Full Risk Reduction - Required at property unit turnover.


Modified Risk Reduction - Required at tenant complaint and elevated blood levels in children or pregnant person.

Acceptable Lead Dust Levels

  • Floors                       <40 mcg/ft^2
  • Window Sills        < 250 mcg/ft^2
  • Window Wells     <400 mcg/ft^2
